The Massachusetts fight, by the numbers: 406 doors, no discounts

Nobody in Massachusetts is making new cannabis buyers. Adult-use stores have traded here since November 2018, so the shopper you want already has a favorite, and every visit she pays a rival is one your till did not see. Here is the size of that fight, and our move on each figure.

Above, four clients’ day zero against the month, in Share of Local Voice: the share of the local pack a store holds for "Dispensary Near Me" across its trade area.

The retailer count is the Massachusetts Cannabis Control Commission's own commence-operations license file, whose last-updated stamp reads 26 August 2026: of 782 active records, 406 are Marijuana Retailer licenses, alongside 94 Medical Marijuana Treatment Center, 21 Delivery Operator and 14 Courier. The $9 billion cumulative total and its 4 February 2026 date, the $1.65 billion calendar-2025 adult-use figure, the Host Community Agreement and its 3% impact-fee ceiling, and the advertising rule at 935 CMR 500.105(4) are the Commission's own published records; population is the US Census Bureau's Vintage 2024 estimate. The advertising rule was read on 7 September 2026 and every other figure on 9 September 2026. No municipal or county store count appears here, because none was counted from the Commission's file for this market.

406 doors. Nine billion dollars already spent.

Massachusetts stores passed $9 billion in cumulative adult-use gross sales on 4 February 2026, and 406 Marijuana Retailer licenses were active on the Commission's file across 7,136,171 residents. That is a settled market with settled habits, not a rush of newcomers, so your growth comes off a rival's till the moment a shopper searches and taps one of the three stores the map shows her first. Putting your pin in that three, for an agreed keyword set and radius, is what we guarantee.

No coupons. No points. No price cuts.

Every advert a Massachusetts store runs must reach an audience at least 85% aged 21 or over, and none may carry a discount, a coupon, a points offer or a giveaway. So the rival with the deeper pocket cannot buy your shopper with a price cut, and the fight comes back to who she finds first and who she remembers. That is your map position, your own site and the list you own, and we run all three for you on one contract.

Every door is a town-hall deal.

No statewide number caps how many stores may open here; each one signs a Host Community Agreement with its municipality first, and that town may charge up to 3% of gross sales. So whether a rival opens near you is settled in one town hall, and so is the map: a Boston shopper never sees a Worcester pin. Which store she taps inside your radius is what we sell, and your guarantee is written to that grid.

Why a dispensary marketing agency should own the stack

Most dispensaries rent their marketing from four vendors and hope the pieces talk to each other. They rarely do.

Massachusetts has 406 licensed retailers dividing a market that took $1.65 billion in adult-use sales in 2025, and not one of them may put a discount, a coupon or a points offer in front of a shopper, so the whole field is left competing on the three things you are paying for anyway — being found, being chosen, being remembered — which is a poor reason to rent them from four separate vendors.

You know the rules you sell under better than any agency does, so this page does not restate them. If you want the references, both are in the library: dispensary advertising rules by state and cannabis marketing compliance.

Your stack is rented from four vendors.

A marketplace listing, a menu vendor, a loyalty or SMS tool and a generic retainer, each with its own login. Fix: one platform (SGEN) and one agency, with the site, the menu and the campaigns in one place.

Local SEO is an upsell tier elsewhere.

The work that puts you in the local pack for "Dispensary Near Me" is often gated behind the top plan. Fix: ranking work is included from the first dollar. Localized on-page SEO, 100+ off-page profiles and Google Business Profile management are in both plans.

Menu traffic leaks to marketplaces.

A shopper who finds your store on a third-party listing is that listing’s customer. Fix: menu-connected SGEN sites keep the order on your domain, with staff updating the menu themselves.

Four invoices, four account managers.

Nobody owns the result. Fix: one point of contact, one monthly report showing what ran, what it cost and what it returned.

What is included

Web design and development are included — no separate build fee.

Local SEO, menu-connected websites, email, SMS and loyalty under one contract.

The number we manage to

New Frontier Data (2026-06-21) put one operator’s cost per new customer at about $23. So we manage the channel that costs the least per visit: the local pack.

Our currency is Share of Local Voice (SoLV) for "Dispensary Near Me" — the share of local-pack visibility your store holds for that search across its trade area, reported with its window and case page.

Scoping the program to your Massachusetts store

The twelve services above are the same in every market; what changes for you here is the scope, and in Massachusetts the scope is one municipality, not one state. Your keyword set, your radius, your pin count and the shape of the monthly report we write are drawn to the trade area your shoppers actually come from, and your top-three guarantee is written to that same scope.

If you run one store.

Your town, not the state, decided you could open, and it decides who else does; the terms and the impact fee in one municipality are not the terms in the next. So we scope the work to the map your store actually sits on: its own keyword set, its own Google Business Profile, its own citations, and a rank grid across the radius your shoppers travel, with Share of Local Voice for "Dispensary Near Me" reported point by point every month. Where nobody may discount, a rank you hold is share you keep. See marketing for the single-location dispensary.

If you run several.

Every location you run here signs its own Host Community Agreement with its own town, on its own terms, and the maps are just as separate: your Boston store and your Worcester store are never in the same pack. The program mirrors that shape — one SGEN domain with a store selector, one page and one Google Business Profile per location, one citation set per address, and a roll-up report with a row per store, so a location holding share and one quietly losing it never land in the same line. See marketing for multi-location dispensaries and MSOs.

If you deliver.

Massachusetts issues delivery licenses of its own: 21 Delivery Operator and 14 Courier licenses were active on the Commission's file alongside the retail set, and your service area is a list of towns rather than a ring on a map. So we scope the grid to the municipalities you actually serve, build the pages a shopper in each of them searches for, and report your Share of Local Voice across those points monthly, so you can see which town pays for itself and which does not. See marketing for delivery dispensaries.

The guides, read for a Massachusetts store that cannot discount

A state where nobody may advertise a price cut changes what your money should buy, and these six guides answer that, each hung on one Massachusetts fact and each ending in what it costs you and what we do about it. The guarantee stays what it is throughout: top three, written to an agreed keyword set and radius. Each guide is linked if you want the method before the call.

The rules are a buying spec, not a warning

Massachusetts holds every cannabis advert to an audience at least 85% aged 21 or over, keeps discounts, coupons, points and giveaways out of all of them, and lets your external sign be lit only from thirty minutes before sundown until you close. Read as rules, that is a list of things you cannot do. Read as a buying spec, it tells you which inventory is worth a dollar before you spend one finding out, and it points the budget at the three surfaces no rival can outbid you for: the map, your own site and the list you own. Those three are what we run for you on one contract. See the guide: dispensary advertising rules by state.

One town's pack is not the next town's pack

Because each store here is hosted by the town that agreed to have it, the field you actually compete against is drawn by a town line and not by the state line: a shopper standing in Cambridge sees a different three stores from one standing in Springfield, and neither of them sees your pin unless the profile behind it is complete, categorised and posting. That profile is the cheapest position you can hold in Massachusetts, and it only pays if it is finished. We finish yours, keep it fed, and report where it sits across your radius point by point every month. See the guide: the Google Business Profile guide for dispensaries.

The field filled. The map did not get dearer

Adult-use stores opened here in November 2018 and the field has been filling ever since, so this is not a land grab any more; it is a fight over a shopper who already knows where she goes. The one lever that does not get dearer as the field fills is the map: the three local positions are won on profile completeness, on-page work and citations, and they cost the same to hold whether the market is up or flat. Dispensary SEO is how we take that position for you, and the order it is done in is fixed, because done out of order it wastes your year. See the guide: the dispensary SEO guide.

The age gate is your first impression

A cannabis site here has to check that its visitor is of legal age before it shows anything, which means the first thing every shopper meets is a door rather than your menu. Built badly it costs you the tap you just worked to earn; built properly it takes a second and hands her straight to the product she searched for, on a page connected to your live menu so the price and the stock she sees are the ones at your counter. That is the build we ship, and it sits inside the contract rather than arriving as a separate project. See the guide: the dispensary website design guide.

Retention here is news, not points

In most states a lapsed shopper is won back with a points balance or a coupon; in Massachusetts neither may appear in your marketing, so the list you own has to earn its opens on what is actually landing at your counter this week: the drop, the strain, the hours, the thing worth coming in for. That is harder to write, and far harder for a rival to copy, because it is a relationship rather than a position on a map. We write and send it for you, and the report tells you what each send returned in orders rather than in opens. See the guide: the dispensary email marketing playbook.

Four invoices against a $1.65 billion market

A menu listing, a texting platform, a site host and an agency retainer each bill you separately, and none of the four talks to the others, so you pay four times over for one shopper to find you and buy. In a market where not a dollar of that spend may be won back with a discount, the cost of renting a stack that does not join up is the first line worth cutting. What each rented piece costs, from dated third-party sources, is in the guide; both of our plans put the site, the ranking work and the reporting on one contract. See the guide: what dispensary marketing costs.

Frequently asked questions

Do you guarantee rankings?

A written top-3 local ranking guarantee — Dispenza’s own offer; the keywords, radius and time window are set in your agreement (see terms). Terms apply. Ask for the guarantee terms on your demo call before you sign anything. The guarantee covers the local keyword set agreed for your trade area, over a defined window.

Which platform are the sites built on?

Built on SGEN — the platform every one of Dispenza’s 500+ dispensary sites runs on. SGEN is Dispenza’s in-house website platform, so the team that hosts your site is the team running your campaigns. Menu-connected sites are built to be updated by staff.

What does it cost?

Pricing is scoped to your locations and both plans above list every module in full, with the site build included and no separate build fee. A quote for your store count takes one demo call. See how pricing works.

Massachusetts bans discounts and coupons in marketing. What is left to sell with?

The three things that decide a local sale anyway. Nobody in this state can outbid you with a price cut, so the shopper goes to whoever she finds first and whoever she remembers, which puts your map position, your site and your own list ahead of any promotion a rival might have run elsewhere. We run all three on one contract, report what each returned every month, and the ranking half carries a written top-three guarantee for an agreed keyword set, radius and window. Terms apply.

Every town negotiates its own Host Community Agreement. Does a statewide program even work?

There is no statewide program, and you should be wary of anyone selling you one. Your municipality signed the agreement that let you open, sets the impact fee you pay and decides who opens next; the map follows the same line, so a Cambridge shop and a Springfield shop are never in the same local pack. Each of your locations gets its own keyword set, its own profile and its own rank grid, scoped to where it actually trades. The reporting rolls up; the work does not.

How many stores are we actually up against?

Fewer than the headline. The Commission's file listed 406 active Marijuana Retailer licenses statewide, but the local pack is drawn around the person searching and not around the state line, so the fight that matters to you is only the stores she can see from where she stands. How many that is we do not guess: we count them on the demo call by drawing the rank grid for your own trade area, and your guarantee is written to that grid rather than to the statewide number.

The market took $1.65 billion last year. Is it still worth spending in?

That depends on what you are buying. New buyers are not for sale here: this market opened in 2018 and has passed nine billion dollars in cumulative adult-use sales, which is the profile of a habit, not of a boom. Share is for sale, and with promotions off the table it is bought with rank and retention instead of with margin. If you hold your position while the field fills, you are taking visits off the stores that did not, and that is what we report to you, point by point, every month.

What would you measure in the first ninety days?

Share of Local Voice for "Dispensary Near Me" across a grid of points inside your radius, reported point by point rather than as one flattering average, with calls, direction requests and order starts from your site beside it. The keyword set, the radius and the window go into the agreement, and on that agreed set the offer is top three in the local pack, guaranteed. Terms apply, and we walk you through them on the demo call before you sign.
