Twelve services from one cannabis marketing agency in Pennsylvania

In a market nobody is adding buyers to, the dispensary that gets found first and remembered longest keeps the share. These twelve do both jobs for yours: three to rank it, four to build it, three to keep its patient coming back, two to run the numbers, all on one contract, and the plans below show which modules each carries.

Medical only, 198 doors: the size of your Pennsylvania fight

Pennsylvania has no adult-use program, so the people who may lawfully buy from you are a fixed group, and most are already buying somewhere. Your next sale is one another location lost. Here is the size of that fight, and our move on each figure.

Above, four clients’ day zero against the month, in Share of Local Voice: the share of the local pack a store holds for "Dispensary Near Me" across its trade area.

The location count is the Pennsylvania Department of Health, Office of Medical Marijuana's own published list of medical marijuana dispensaries with product, whose availability column is dated 25 August 2026; the permit structure and the fees come from the same Department's dispensary and medical marijuana pages; population is the US Census Bureau's Vintage 2024 estimate of 13,078,751 residents. All were read on 9 September 2026. No statewide ceiling on permits or locations appears here, because the ceiling recorded in the Department's material does not reconcile with its own dated list of open locations, and no county or city location count appears, because none was verified.

198 doors. Three pins on the map.

The Department of Health's list showed 198 dispensary locations with product in late August 2026. Only three can appear in the local pack a patient sees from a car park, and if your address is not one of them the visit goes to a location that is. You never see the search that decided it. Putting your pin in that three, for an agreed keyword set and radius, is what we guarantee.

One permit here can hold three of those doors.

A Pennsylvania dispensary permit authorizes up to three separate locations, so the rival you keep losing to may be one address of a group sharing a brand, a menu and a budget. Being outspent that way is how a good independent slips to the fourth pin. We run the same shape for you at your scale: one page, one Google Business Profile, one citation set and one rank grid per address, so your work is never averaged with anyone else's.

$30,000 for the permit, $150,000 in capital to open.

Pennsylvania asks $30,000 for a dispensary permit and proof of $150,000 in capital before anyone dispenses, so this field refills slowly: the names on the map around your address are likely to be the same names next year. Nobody is about to flood your radius, and nobody is leaving it, so share is taken, not waited for. Local SEO, the profile work and the monthly rank grid are how we take it, and the guarantee is written to that grid and to the radius you agree.

Why a dispensary marketing agency should own the stack

Most dispensaries rent their marketing from four vendors and hope the pieces talk to each other. They rarely do.

Pennsylvania's 198 dispensary locations are dividing a pool of buyers that no adult-use program is about to enlarge, a single dispensary permit here may carry three of those addresses under one brand and one budget, and paying four separate vendors to compete with that is the expensive way to fight it.

You know the rules you sell under better than any agency does, so this page does not restate them. If you want the references, both are in the library: dispensary advertising rules by state and cannabis marketing compliance.

Your stack is rented from four vendors.

A marketplace listing, a menu vendor, a loyalty or SMS tool and a generic retainer, each with its own login. Fix: one platform (SGEN) and one agency, with the site, the menu and the campaigns in one place.

Local SEO is an upsell tier elsewhere.

The work that puts you in the local pack for "Dispensary Near Me" is often gated behind the top plan. Fix: ranking work is included from the first dollar. Localized on-page SEO, 100+ off-page profiles and Google Business Profile management are in both plans.

Menu traffic leaks to marketplaces.

A shopper who finds your store on a third-party listing is that listing’s customer. Fix: menu-connected SGEN sites keep the order on your domain, with staff updating the menu themselves.

Four invoices, four account managers.

Nobody owns the result. Fix: one point of contact, one monthly report showing what ran, what it cost and what it returned.

What is included

Web design and development are included — no separate build fee.

Local SEO, menu-connected websites, email, SMS and loyalty under one contract.

The number we manage to

New Frontier Data (2026-06-21) put one operator’s cost per new customer at about $23. So we manage the channel that costs the least per visit: the local pack.

Our currency is Share of Local Voice (SoLV) for "Dispensary Near Me" — the share of local-pack visibility your store holds for that search across its trade area, reported with its window and case page.

Scoping the program to your Pennsylvania dispensary

The twelve services above are the same in every market; what changes for you is the scope, and in Pennsylvania the scope is never the state. Your keyword set, your radius, your pin count and the shape of your monthly report are drawn around the addresses you actually trade from, and the top-three guarantee is written to that same scope.

There is no delivery block here because no Pennsylvania delivery fact was verified for this market, so none is invented to fill the gap. If you take product to patients as well as handing it across a counter, bring that side of the business to the demo call and the grid is drawn to the routes you actually run.

If you run one dispensary.

One address, one map, and a neighbor who may be running two more locations on the same permit. So we scope the work to the map your dispensary actually sits on: its own keyword set, its own Google Business Profile, its own citation set, and a rank grid across the radius your patients drive in from, with Share of Local Voice for "Dispensary Near Me" reported point by point every month. You see the position you are paying for instead of a sales line that moves for a dozen reasons, and in a market where the buyer pool is flat, a position you hold while a rival slips is the clearest share gain you will get. See marketing for the single-location dispensary.

If you run several.

A permit here may carry up to three separate locations, and when a Pennsylvania group runs the full three, the marketing is usually built once and pointed at all of them. That is the shortcut we do not take with your group: one SGEN domain with a location selector, one page and one Google Business Profile per address, one citation set per address, and a roll-up report with a row per location, so the site that is holding its position and the one quietly losing it are never averaged into a single line. Each of your addresses is scoped, measured and reported on its own terms, because each of them is fighting a different set of neighbors. See marketing for multi-location dispensaries and MSOs.

The guides, read for a medical-only Pennsylvania market

A market with no adult-use counter changes what your money should buy, and these six guides answer it, each hung on one Pennsylvania fact and each ending in what it costs you or what we do about it. The offer stays what it is throughout: top three, guaranteed, written to an agreed keyword set and radius. The guide itself is linked if you want the method before the call.

198 doors, three pins, and a profile that decides which

When 198 dispensary locations share one state and a patient searches from a car park, the three pins she is shown are chosen on things you control: whether your profile is complete, whether your hours and categories are right, whether your photos and posts are current, and whether the citations pointing at your address agree with one another. Leave any of them stale and the tap goes to whoever did not. We own that profile inside the program, keep it current every month, and report your position across a grid of points rather than as one flattering average. See the guide: the Google Business Profile guide for dispensaries.

In a field that refills slowly, the position is the asset

A dispensary permit here costs $30,000 and takes proof of $150,000 in capital before a door opens, so the field around you changes slowly and the same names hold the same pins for years. That makes the map position itself the thing worth buying, because unlike a media buy it does not get dearer as the pool stays flat, and once you hold it you keep holding it. Dispensary SEO, the on-page work and the citation set are how we take it for you, and the order of operations behind them is fixed: run out of order it wastes a year, which is why it is the first thing we start. See the guide: the dispensary SEO guide.

She is checking stock before she picks up the keys

Pennsylvania is a medical market, so the person searching is usually checking whether you have one specific product on the shelf before she gets in the car, not browsing for entertainment. A site that cannot answer that in a screen, with a current menu, a price, your hours and directions that work on a phone, sends her back to the results to try the next name on the list. Your site is built inside the same contract and connected to your menu, so the answer she came for is on your page and the trip ends at your counter rather than somebody else's. See the guide: the dispensary website design guide.

13 million residents, and only a fraction may buy from you

Pennsylvania holds 13,078,751 residents and no adult-use counter, so the people who may lawfully buy from you are a fraction of that number and nobody is adding to it. In a pool that cannot grow, the patient who came back on her own is worth more than the one you had to win twice, and a points or tier structure wired into your POS is the one asset a rival cannot outrank away from you, because it is a habit rather than a position. That retention layer is what separates our two plans, and we will show you on the call which one your counter actually justifies. See the guide: the dispensary loyalty program guide.

The list you own is the one channel nobody can re-rank

Your rank can move the month a rival finally hires someone; the list of patients who have already bought from you cannot. In a medical-only state where the pool is fixed and new doors are slow to arrive, the cheapest sale on your books is the second one to a person already in your database, and it is also the one most dispensaries leave sitting there, because nobody is assigned to it. We run that list for you inside the same contract: the flow that follows a first visit, the win-back to a lapsed patient, and a monthly report that shows what each send returned at the till. See the guide: the dispensary email marketing playbook.

Four invoices, and none of them shrinks when your month does

A menu tool, a texting platform, a hosting bill and an agency retainer all arrive whether your counter had a good month or not, and none of the four talks to the others. In a market this expensive to enter and this slow to grow, that flat cost of renting a stack is the first line worth reading properly, because it climbs as a share of your till every time the till dips. What each rented piece actually costs, from dated third-party sources, is in the guide; both of our plans put the site, the ranking work and the reporting on one contract, with the web build included and no separate build fee. See the guide: what dispensary marketing costs.

Frequently asked questions

Do you guarantee rankings?

A written top-3 local ranking guarantee — Dispenza’s own offer; the keywords, radius and time window are set in your agreement (see terms). Terms apply. Ask for the guarantee terms on your demo call before you sign anything. The guarantee covers the local keyword set agreed for your trade area, over a defined window.

Which platform are the sites built on?

Built on SGEN — the platform every one of Dispenza’s 500+ dispensary sites runs on. SGEN is Dispenza’s in-house website platform, so the team that hosts your site is the team running your campaigns. Menu-connected sites are built to be updated by staff.

What does it cost?

Pricing is scoped to your locations and both plans above list every module in full, with the site build included and no separate build fee. A quote for your store count takes one demo call. See how pricing works.

There is no adult-use program here. Is a Pennsylvania dispensary worth marketing at all?

It is the only kind of market where marketing decides anything, because nothing else is going to grow your counter for you. The people who may lawfully buy from you are a fixed group, and every one of them is already going somewhere; if she comes to you instead, that is a sale another location lost, and it was usually settled by which three names came up when she searched. We work that search for you, the profile and the pages and the citations behind it, and report your position across a grid of points in your own radius every month, so you can watch the share move rather than take our word for it.

There are dispensaries all over the state. Which of them am I really competing with?

Far fewer than the statewide figure suggests. The Department of Health's list showed 198 locations with product in late August 2026, but the local pack is drawn around the person searching, so a patient in Philadelphia never sees a Pittsburgh pin, and Allentown, Erie, Scranton and Harrisburg each draw their own three. The fight that matters to you is the handful of locations inside your own radius, we count those with you on the demo call by drawing the rank grid for your trade area, and the guarantee is scoped to that grid rather than to Pennsylvania.

A permit here can run three locations. How does one independent compete with that?

By winning its own radius, which is decided address by address rather than group by group. A shared budget buys a group presence; it does not buy the three pins beside your door, and those go to whoever has the complete profile, the pages built around what your patients type, and citations that agree with one another. You get your own keyword set, your own grid and your own monthly report, and the top-three guarantee is written to that keyword set and that radius, the same offer whether you hold one address or several.

What happens in the first month, and what do we get to look at?

The first month is the profile, the keyword set and the baseline. We agree the phrases and the radius with you, take a Share of Local Voice reading across a grid of points inside it, and fix what your profile and your pages are getting wrong before anything new is built on top. After that you get one report a month with the grid, the calls, the direction requests and the order starts from your site on the same page, so nothing is buried in an average. The keyword set, the radius and the window all go into the agreement, and the offer written against them is top three in the local pack.

There are agencies pitching cannabis marketing in Pennsylvania. Why Dispenza?

Because the offer is different, not the vertical. Every site we build runs on SGEN, which we own, so the team hosting your site is the team running your ranking work and your email, on one contract instead of four invoices that never reconcile with each other. We work dispensaries only, in every state that has them, so the map you are fighting on is the map we work every day. And the ranking work carries a written top-three local ranking guarantee for an agreed keyword set, radius and window, which you are welcome to ask any other agency to match before you choose. Terms apply.
